Once the hammer falls, a binding agreement exists between the seller and the buyer and it is no good discovering any issues after the auction has completed, as the seller will not be obliged to assist with these.
We offer prospective buyers at auction a ‘health check’ summary of any published auction pack, to enable buyers to go into the auction room alive to all legal issues that should be of concern. If a bid is successful, we will then assist the buyer in completing the purchase and registering it at the Land Registry.
We also have many years’ experience acting for land and property owners in preparing comprehensive auction packs, working closely with the auctioneer in all cases.
