Wales implements new pre-application rules for planning

Since 1st August it has been a requirement in Wales for applicants proposing to carry out “major development” to consult local communities for at least 28 days before submitting their planning applications.

“Major development” includes development on sites of over 1 hectare; the construction of 10 or more houses; and the development of land of 0.5 hectares or more if it is not known how many houses will be constructed.  As part of the consultation exercise the applicant will need to make available all of the documents required for the subsequent planning application including plans, design and access statement and any other information describing the development.
